"The Fed is raising rates again!" or "The Fed is cutting rates again!"

What do those headlines really mean?

In Part 2 of my Mortgage Market Insights Series, I break down:

✅ What the Fed actually controls
✅ What really drives mortgage rates
✅ Why mortgage rates can sometimes fall even when the Fed raises rates
✅ Why economic conditions matter more than the headlines

Before you panic over the latest news, take a few minutes to understand what's really happening behind the scenes.

❓ Mortgage Q&A

“What can I use for my down payment or closing costs?”

You might be surprised how many acceptable sources of funds there can be depending on the loan program.

Some common examples may include:
✔ Checking & savings accounts
✔ Gift funds
✔ Retirement accounts
✔ Proceeds from the sale of assets
✔ Stocks or investment accounts
✔ Equity from another property

But…
documentation matters.

Large deposits, cash deposits, transfers, and sourcing funds correctly can become very important during the mortgage process.

Planning ahead can help avoid surprises later.

Questions about your situation or where your funds may come from? Let’s talk through it early in the process.

🏡 Homeownership doesn't have to stay a dream.

The biggest obstacle for many people isn't their income, credit score, or down payment...

It's believing it's possible.

Don't let assumptions stop you from exploring your options. The first step toward homeownership is simply having a plan.

This Monday, dream bigger and take the first step. ✨

While I haven’t been posting much on social media lately, I certainly haven’t been slowing down.

I’ve been busy helping clients achieve their homeownership goals, spending time helping my husband recover from surgery, and welcoming a new member to our family.

Meet Scout. 🐾

This handsome guy has already stolen our hearts and is quickly settling into his new home.

Life has been a little busier than usual these past few weeks, but I’m grateful for every moment—both personally and professionally.

He hasn’t quite mastered mortgage rates yet, but he’s already become my favorite office assistant

I’d love to hear from my fellow pet lovers… How you balance working from home and taking care of these fur babies ?

⛽ What do gas prices have to do with mortgage rates?

More than most people realize.

I recently attended a market update with mortgage expert Barry Habib, and one of the most interesting takeaways wasn't about mortgages at all—it was about oil prices, inflation, and how they may influence where mortgage rates are headed next.

If you've been wondering:

🏠 Why haven't mortgage rates dropped more?
📈 What inflation really means for homebuyers?
🤔 Whether waiting for lower rates is the right strategy?

This article breaks it down in plain English.

🏡 PROGRAM HIGHLIGHT: Fannie Mae HomeOne®

A lot of buyers hear about low down payment programs and immediately assume they won’t qualify because of income limits.

But that’s not always the case.

The Fannie Mae HomeOne program allows eligible first-time homebuyers to purchase with as little as 3% down — WITHOUT the income limits associated with some other programs like HomeReady.

A few highlights:
✔️ 3% down payment option
✔️ Designed for first-time homebuyers
✔️ No neighborhood income restrictions
✔️ Fixed-rate loan options
✔️ Homebuyer education required
✔️ Can be used for single-family homes, condos, and more

This can be a great option for buyers who earn too much for income-restricted programs but still want flexible down payment solutions.

Questions about whether HomeOne could fit your situation? Let’s talk.

❓ Mortgage Questions I Get Asked A Lot:

“Can I use income from a future job to qualify for a mortgage?”

Sometimes — yes.

But there are several important details lenders look at.

Here are a few common questions:

➡️ “Do I need an offer letter?”
Usually yes — including salary, start date, and employment terms.

➡️ “Does salary vs. hourly income matter?”
Absolutely.

Salary income is often more straightforward because the income amount is clearly defined.

Hourly income may require additional review depending on guaranteed hours, consistency, and overall structure.

➡️ “How close does my start date need to be?”
That depends on the loan program and overall file, but timing matters.

➡️ “What if I’m relocating or changing careers?”
That can affect qualifying depending on income history, job type, and documentation.

Future employment income can absolutely help buyers qualify in the right situations — but planning ahead is important because the details matter.

Questions about your situation? Let’s talk through it before you assume you can’t qualify.

Spring is over half over… and Michigan FINALLY decided to act like it. 🌷☀️😅

After weeks of cold, gloomy weather, the sunshine feels a little extra deserved this week.

Here’s to warmer days, fresh starts, open windows, and maybe even thinking about your next chapter. 🏡

One of the biggest misconceptions homeowners have is thinking they MUST sell their current home before buying another one.

But depending on your situation… that may not be true.

There may be options available that could help you:
✔ Access equity before selling
✔ Buy before your current home closes
✔ Keep more cash available
✔ Lower future payments
✔ Or even pay off your mortgage faster

The key is understanding which strategy fits YOUR goals, finances, and comfort level.

I put together a new blog breaking down several “buy before you sell” strategies homeowners should know about before making their next move.
