🚨 VA Loan Guideline Changes (Starting May 1, 2026) — A Win for Buyers and Sellers
The U.S. Department of Veterans Affairs is introducing updates to its property condition and appraisal standards that will make VA financing more flexible. The revised VA 26-7 handbook removes several long-standing Minimum Property Requirements (MPRs), helping streamline the process.

What’s changing:
✔️ Peeling paint in homes built after 1978 will now be considered cosmetic (aligned more closely with conventional guidelines)
✔️ Detached structures like sheds or workshops will no longer be called out in appraisals
✔️ Builder radon certifications are no longer required
✔️ Non-vented fireplace certifications have been eliminated

💡 Why this matters:
• Fewer appraisal-related repair requirements
• Lower chances of deals being delayed or falling apart over minor items
• Faster, smoother closings
• Expanded inventory of homes that qualify for VA financing
