Renting and paying average rent has been increasing at least 2% over the last couple years. Chart shows historical rental payment increase vs a mortgage payment for a similar 200k property.

With appreciation rates increasing nationally as well, now is a great time to get out of renting a home and building equity.

Here is a basic appreciation schedule based on the previous post showing 5.8% appreciation rate for the northeast. First time buyers can expect a 200% return on investiment within 3 years bringing less than 5% down.. Renting gets you none of these benefits!

CoreLogic released their Home Price Index (HPI) report for February, showing home prices rose by 1.0% in February and 6.7% on a year over year basis. Coreogic forecasts that homes will nationally appreciate 4.7% in the year going forward.

The charts below breakdown these year over year figures and specifically what markets had the largest appreciation rate in the last year. Looks like the northeast is showing about 5.8% increase.

Soon, I’ll post a forecasted dollar figure breakdown for a similar appreciation rate so you can see how much $$$ is expected for homeowners in the coming years.
