Getting pre-approved is a big deal. But what happens AFTER pre-approval is what most buyers don't talk about.

Here are 5 moves that can kill your mortgage before closing:

1️⃣ Buying a new car or opening new credit — new debt changes your debt-to-income ratio overnight.
2️⃣ Changing jobs — even a promotion can be a problem if your pay structure changes.
3️⃣ Making large, unexplained deposits — lenders need a paper trail for every large deposit.
4️⃣ Missing a payment — one late payment can drop your score enough to change your rate or kill your approval.
5️⃣ Letting your pre-approval letter expire — they typically last 60–90 days. Don't let yours go stale.

Fannie Mae just revised its 2027 mortgage rate forecast — and not in the direction buyers were hoping for.

In September, they projected the 30-year fixed around 6.7% heading into 2027. This month, they revised it to 7.5%. Freddie Mac's latest weekly survey showed 7.40%. Bankrate showed 7.47%. The 10-year Treasury is above 5.3%.

About 70% of mortgage executives at a recent industry summit said they expect rates to stay flat or go higher from here.
