A Bank Statement Loan allows you to apply for a mortgage without showing ANY income tax documents.

This allows the lender to use your gross profit versus the net profit reported on tax returns.

If you’ve previously been denied for a home loan due to low income reported on your self-employed business, reach out to me! There are other options to get you pre-approved.

The most common question I am asked as a mortgage broker from clients: Will my credit need to be pulled with each lender you work with to obtain an estimate?

The simple answer is, no. We only need to run your credit once to open the door of rate shopping with all of our approved lenders. That credit pull is good for 120 days! ✔️

If within those 4 months you have not closed on your home, your credit report will have expired and at that point would need to be re-pulled.

Here’s a chart of what your monthly mortgage payment could consist of. Also known as your PITI. 💸

Principal - Is the amount you have borrowed and need to pay back.

Interest - This is a percentage charged on your loan by the bank lending you the funds.

*Mortgage insurance - An insurance policy that protects a lender if the borrower defaults on payments.

*Homeowners insurance - Insurance that covers losses and damages to your home and personal property.

*Property taxes - An ad valoren tax assessed on properties by local government.

**There is a possibility to obtain a mortgage loan w/o this being included in your monthly payment.
