After the U.S. and Iran exchanged strikes over the weekend, oil prices and Treasury yields moved higher — both putting additional pressure on the rate environment.

Mortgage rates are holding steady for the moment — but there could be an interesting development ahead. 👀

Treasury Secretary Scott Bessent is reportedly looking at ways to keep Treasury yields from moving higher, including the possibility of the Treasury using its General Account to buy back Treasury bonds.

In simple terms? If something like this happens, it could put downward pressure on bond yields — and potentially help mortgage rates move lower in the short term. 📉

Sorry Monday’s rates are coming out a little later today — I had a family event this morning. But I’m back, and there’s a lot happening in the markets.

Mortgage rates are starting the week higher as markets react to uncertainty surrounding what comes next with Iran and the expiration of the Memorandum of Understanding (MOU).

🛢️ Oil prices remain elevated:
• WTI crude: around $84/barrel
• Brent crude: around $90/barrel as of 1:15 PM PST

Higher oil prices can fuel inflation concerns — and inflation is one of the biggest factors influencing mortgage rates.

👉 What does this mean for homebuyers and homeowners?

Expect volatility. Rates could move up or down quickly as the markets react to developments overseas and changes in oil prices.

📉 MORTGAGE RATE UPDATE | AUGUST 10, 2026 🏡

We got some good news for mortgage rates on Friday! 🙌

Friday’s BLS jobs data came in well below expectations, helping mortgage bonds rally and giving us an improvement in mortgage rates to end the week.

This morning, however, mortgage bonds are giving back some of those gains as oil prices push toward $85/barrel. 🛢️

The ongoing situation with Iran and the Strait of Hormuz continues to create volatility. Until there’s a lasting agreement that keeps the Strait fully open and oil moving freely, expect mortgage rates to continue bouncing up and down with the headlines.

📊 Thursday — PPI Inflation Report

If these reports show inflation continuing to cool, we could see mortgage rates move slightly lower later this week. 🤞📉
