And this one feels especially good.

After months of marketing, negotiations, problem-solving, a change in buyers, pivoting to our backup offer, and getting that transaction closed in less than 3 weeks — seeing this email come through was a pretty amazing feeling.

This is the part of real estate people don’t always see.

Getting a home into escrow is one thing. Getting it all the way to CLOSED is another.

And when you’re dealing with luxury real estate, experience, strategy and knowing how to navigate the unexpected really do matter.

So yes… I LOVE getting these emails. ❤️

🎉 JUST SOLD | VILLAGE WAY | CANYON LAKE WATERFRONT

This one was a long time in the making — and officially CLOSED! 🥂🔑

Luxury real estate isn’t always a straight line from listing to closing.

Halfway through this transaction, we had to pivot to our backup offer. That meant quickly navigating a major change, keeping everyone moving forward, and making sure our sellers were protected every step of the way.

And then… we closed the backup offer in just under THREE WEEKS! 🙌

This is why experience matters.

Luxury real estate requires more than marketing a beautiful home. It takes strategy, knowledge, strong negotiation, preparation, and the experience to know what to do when a transaction changes course.

After the U.S. and Iran exchanged strikes over the weekend, oil prices and Treasury yields moved higher — both putting additional pressure on the rate environment.

We could continue to see volatility in mortgage rates as the markets react to developments overseas, inflation concerns and upcoming economic data.
