The Fed held rates steady yesterday. So mortgage rates should be dropping, right?
Not exactly. And yesterday's announcement is a pretty good example of why.
The Federal Reserve voted 10 to 2 to keep its benchmark rate unchanged at 3.75% to 4.00%.
Here's the interesting part. The two members who disagreed actually wanted to RAISE rates.
Why? Inflation is still running higher than the Fed would like, and the economy continues to show strength.
So what does that mean for mortgage rates?
The Fed doesn't directly set mortgage rates. They're influenced by the bond market, inflation, and what investors believe is coming next.
Yesterday, Treasury yields moved higher following the announcement. This morning, they've pulled back a little.
That's how quickly things can change, even when the Fed doesn't make a move.
For anyone waiting to buy a home, my advice is pretty simple. Let's look at your budget, your financing options, and what you're comfortable paying each month instead of trying to predict what rates will do next.
And for my Realtor friends, if your buyers are asking whether they should wait for December's Fed meeting, let's talk through their options together.
The headlines are one thing. Understanding what they actually mean for your situation is another.
