If you already own a home and you're thinking about upgrading, the process is a little different than when you bought the first time.

Before you even apply for a new mortgage, here are three things I want you to do:
1. Get a rough idea of what your home is worth. You don't need a formal appraisal yet. Pull a few comps or ask an agent for a quick estimate. You just need a ballpark number.

2. Check your current payoff amount. Log into your account or call your servicer. What you owe subtracted from what your home is worth — that's your equity. That's what you're working with.

3. Decide if you want to buy before you sell or sell before you buy. Both paths are possible. Both have tradeoffs. But you need to know which direction you're going before we can build the right plan. I can help you with this.

Most people skip these steps and come to me after they've already found the house they want. That works — but it's a lot smoother when we've had this conversation first.

They're handing me a relationship they've invested their time in. I know that's a big deal.

Earning a realtor's trust isn't about being the most memorable person in the room.

It's about what happens after they hand you their client.
Do you communicate? Do you catch problems before they become emergencies? Does their client feel taken care of — or are they spending the whole transaction chasing updates?

The realtors I've worked with for years aren't sending me clients because of a great sales pitch. They're sending me clients because they already know what they're going to get....
