One lender's guidelines don't necessarily tell the whole story. Different lenders and loan programs can look at the exact same borrower and come to different answers.

Through Affinity, I have access to multiple lending options, which gives me more places to look when the first solution doesn't fit. So if someone told you no, that might just mean the wrong program was looking at your file.

Here's something I tell almost every client I sit down with. There can be a big difference between what a lender says you can spend and what actually feels comfortable for your life every month.

The reality is, a lot of lenders will approve you for the max number and call it a day. That's not how I do it. I'd rather help you build the mortgage around your budget first, then go shop for the house, not the other way around.

That means looking at what you actually want your life to look like. Room for date nights, vacations, saving for your kid's future, whatever matters to you. A house payment shouldn't swallow all of that.
