Scotland was a good reminder that sometimes you need to step back and enjoy the view.

I find the same is true when helping clients with their mortgage decisions. Looking at the bigger picture often leads to the best solution, not just the fastest one.

I’m grateful for a little time away and excited to be back helping my clients achieve their homeownership goals.

Rates change. Strategy wins. Rates move every day, so trying to predict them is less effective than preparing for different scenarios. The best move is having a plan that works in more than one market. If you want to talk strategy, message me.

Patio season is officially here.
If your outdoor space isn't quite what you want yet... it might be time to change that.
What's your must-have: fire pit, garden, or outdoor lounge?

Are you waiting...or preparing? There's a big difference.
Waiting for the "perfect" rate or market conditions can leave you stuck on the sidelines. Preparing, on the other hand, puts you in a position to act when the opportunity is right for you.
The truth is, no one can perfectly time the market, but you can control how ready you are.
Preparing means:
* Understanding your options
* Knowing your budget
* Having a strategy in place
Whether you're buying a home or thinking about refinancing, those who win are the ones who are ready when the moment comes.

“I’m just waiting for rates to come down.” If that sounds familiar, you’re not alone. But what if waiting isn’t the strategy you think it is? There’s a big difference between sitting on the sidelines and positioning yourself to win when the time is right. The buyers who take small steps ...

Love Your Rate, But Need a Different Home?

A lot of homeowners are feeling stuck right now- they have a very low interest rate they don’t want to give up, but they’ve outgrown their current home or are ready for a change.

The good news is there may be more options than you think.

Some people are:
• keeping their current home as a rental
• using equity toward a new home
• or staying put a little longer while preparing financially for their next move

Every situation is different, and there’s no one-size-fits-all answer. Sometimes it simply helps to talk through the possibilities and create a plan that fits your goals and lifestyle.

If you’ve been wondering what your next move could look like, I’m always happy to help you explore your options.

PS: This photo is from when we lived in an apartment, and our only outdoor space was a small fenced-in patio. The girls always found ways to turn boxes and recycling into something fun and creative. It made moving into a home with a big, fenced-in yard feel like such a meaningful upgrade for our family.
