Speak with your lender before placing the money into your account. Mortgage guidelines may require the source of deposited funds to be documented, and planning ahead can help you understand what records may be needed.

A large deposit does not automatically mean there is a problem. It simply means your lending team may need additional information.

Let’s talk about a few home-buying green flags and red flags!

Green flags:

✅ Keeping your savings and bank activity stable
✅ Speaking with a lender before house hunting
✅ Communicating openly with your lender
✅ Working with a trusted realtor

Red flags:

🚩 Changing jobs without first discussing it with your lender
🚩 Making unexplained large deposits
🚩 Moving forward when your questions are not being answered

Unexpected situations happen, and many can be worked through. The important thing is to communicate with your lender before making a significant financial or employment change whenever possible.

A good lending relationship should include clear explanations, honest communication, and support throughout the process.
