Rates were a mixed bag today, with the average 30-year fixed sitting at 7.40%.

Here's what moved. Mortgage bonds, the investments that loan rates are tied to, finished the day higher, and when bonds go up, rates tend to ease. Two things helped. A report showed new home construction running at a 1.22 million annual pace, below what was expected, and investors kept moving money into safer government-backed investments. The 10-year Treasury yield slipped to 5.11% from 5.14%.

In everyday terms, it depends on the loan type. The conforming 30-year was 7.28%, down 0.02 from yesterday. FHA was 7.13%, VA was 6.93% and jumbo was 7.46%, each a little higher than yesterday. The 15-year fixed came in at 6.71%. Pending home sales also fell 7.3% in the latest report, a sign that higher payments are slowing the market down.

Today's 30-year fixed rate sits at 7.40%, right where it was a week ago.

Under the surface, it was a rougher day. Mortgage bonds, the investments that home loan rates closely follow, fell 23 basis points. When those bonds lose value, rates tend to creep up. There was no big economic report behind it. Tech stocks bounced back, which pulled money away from the safety of bonds, and weekend headlines about Ukraine and the Strait of Hormuz brought back worries about energy costs and inflation.

In everyday terms, the 15-year fixed is at 6.71%, also unchanged from last week. Conforming 30-year loans are at 7.29%, FHA at 7.08%, and VA at 6.90%. With a Fed meeting next week and a quiet calendar until then, headlines and market mood are doing most of the talking.

Mortgage market update: What borrowers need to know this week.

The mortgage market opened the week with a subtle shift that borrowers and homeowners should pay attention to. Mortgage-backed securities moved nine basis points lower on Monday, a modest change that can still ripple through pricing on loans. For anyone tracking the housing market or planning a purchase, this kind of movement matters even when the headlines stay quiet.

Monday's MBS movement of negative nine basis points reflects a slight softening in the secondary market where mortgage-backed securities trade. When MBS prices soften like this, it can put modest upward pressure on the rates lenders offer, though the actual impact depends on broader market conditions and individual lender pricing strategies. The move is small enough that it won't dominate this week's conversation, but it does signal that the market is still finding its footing heading into mid-September. Lenders typically adjust their pricing sheets in response to these movements, sometimes within hours and sometimes over a day or two. For borrowers who locked rates recently, this kind of shift is worth watching but rarely a reason to panic.

Housing affordability remains the dominant theme for anyone thinking about buying or refinancing right now. Even with modest rate movements, the cost of borrowing keeps monthly payments elevated compared to the pre-2022 environment. Inventory levels continue to shape what buyers can find in their price range, and sellers are recalibrating expectations as the market works through a period of adjustment. First-time buyers in particular feel the squeeze, since they don't carry equity from a previous purchase to soften the monthly hit. The combination of price, rate, and inventory creates a puzzle that looks different in every neighborhood.

For buyers, a small MBS move like today's is a reminder that timing the market perfectly is nearly impossible. What matters more is having a clear picture of monthly payment comfort and a plan that holds up if rates drift in either direction over the next few months. Sellers benefit from understanding that today's buyers are rate-sensitive, so pricing a home to reflect current affordability realities tends to attract stronger offers. Homeowners considering a refinance should look past the daily noise and focus on the break-even point, the long-term savings, and whether the math actually improves their situation. A conversation with a knowledgeable loan officer can turn these market signals into a concrete strategy.

Mortgage rates caught a little relief last week, finishing near their lowest levels in four weeks as softer inflation data helped bonds recover.

This week, I’ll be watching three key drivers:

📈 Inflation
⛽ Oil prices
🌎 Developments in the Middle East

Thursday’s softer PPI data helped rates improve, but the market remains highly headline driven. If inflation continues to cool and oil prices remain stable, rates could see further improvement. Renewed pressure from oil prices or geopolitical tensions could quickly reverse those gains.

Rates improved last week, even as jobs data indicated a resilient labor market despite the Fed maintaining higher policy rates. However, the gains were small, with rates remaining relatively steady for the second consecutive week instead of seeing the expected volatility.

A lot is happening this week that could impact mortgage rates, with inflation being the biggest factor. While some day-to-day rate fluctuations are expected, significant swings in either direction are unlikely.

📈 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Tariffs: While still making headlines, traders seem less concerned about tariffs, and they are not having a significant impact on mortgage rates.
- Fed speakers: This week features several speeches from Fed officials, with the most notable being Fed Chair Powell’s semiannual testimony before Congress, where he will discuss the economy, interest rates, and inflation outlook.
-Inflation: Consumer inflation data will come out on Wednesday, and is expected to have the biggest impact on mortgage rates this week. Higher inflation could push rates up, while inflation in line with expectations should keep rates steady.

Mortgage rates remained steady last week, with minimal reaction to the Fed meeting and Fed Chair Powell's press conference. The Fed left its policy rate unchanged as expected, but didn't give any clear indication that it would stop cutting rates this year. Inflation data for the week also came in as expected, helping keep mortgage rates stable.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗯𝗲 𝘃𝗼𝗹𝗮𝘁𝗶𝗹𝗲 ⚠️
Last week was calmer than expected, but this week could bring volatility. Markets are responding to tariffs on Canada, Mexico, and China, with stocks reacting more than bonds. Mortgage rates have already priced in the expected tariffs, showing minimal movement. Labor market data later this week could influence mortgage rates.

📈 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Tariffs: Markets will respond to tariffs and any countermeasures or retaliatory actions from affected countries.
- Labor market data: This week brings multiple reports about the labor market, including job turnover and layoffs, new jobs created, and unemployment numbers. Signs of labor market strength could pressure mortgage rates higher, while data signaling a weaker labor market could help rates.
