Keep these in a waterproof pouch (and snap a photo of each one to email to yourself):

✅ 2 months of bank statements

Storm season doesn’t wait, and neither should your prep list.

Living in Florida, we all know the drill. But when a storm is 48 hours out and the shelves are empty, it’s too late to start scrambling. So here’s your check-the-list reminder before the next one rolls in.

The 5 essentials you should have ready right now:

• Water and non-perishable food — 1 gallon per person per day, 7-day supply

• Flashlights, batteries, and a backup phone charger or power bank

• Insurance, mortgage, and ID documents in a waterproof bin

• First aid kit and a 2-week refill of any prescriptions

• Cash, a full gas tank, and any fuel you might need — ATMs and pumps go down when the power goes out

And one more from me: take photos of every room in your home BEFORE the storm hits. If you ever have to file a claim, your insurance company will thank you, and so will you.

If a storm damages your home and you’re not sure what to do with your mortgage, homeowners insurance, or escrow, don’t panic.

If you wait until the cone points at Florida, you’re already behind. Here’s the checklist I run every homeowner through before the next warning drops:

1️⃣ Know your zone — flood zone, evac route, closest shelter
2️⃣ Document every room — slow phone walkthrough, backed up to the cloud
3️⃣ Photograph your policies — homeowners, flood, auto + your mortgage statement
4️⃣ Stock the essentials — water, meds, batteries, cash, pet food
5️⃣ Secure the outside — trim trees, clear gutters, tie down loose stuff
6️⃣ Protect the paperwork — IDs, deed, insurance in a sealed / fireproof box

👉 Pro tip: your homeowners policy does NOT cover flood damage. Flood insurance is a completely separate policy — and you don’t have to live in a “high-risk zone” to need it. If you’re not sure what your coverage actually protects, let’s talk before the storm does.

Fun fact you don’t want to learn the hard way 🌧️

Between 2003 and 2023, 99% of U.S. counties experienced a flood event. And here in Florida, hurricane season is prime time for it.

Here’s the kicker most people don’t find out until it’s too late: your homeowners insurance doesn’t cover flood damage. Not storm surge, not rising water, not rainfall flooding. That’s a completely separate flood policy.

And no — you don’t have to live in a designated flood zone for this to matter. About 1 in 3 flood claims come from homes outside high-risk zones.

⛈ SEPTEMBER STORM SERIES — Kicking it off, Florida.

We’re officially in peak hurricane season, and this is exactly the kind of story every homeowner in this state needs to hear BEFORE the next system spins up.
Most people picture flood as water rolling in through the front door. But here in Florida we live on aquifers — and once in a blue moon, the water finds a different way in. My neighbor called me over one day: “Michelle, why is there water in my living room?” No leaky sink. No open window. Nothing above it. It was coming up through the slab.

Still counts as flood. If it’s coming from outside in, it’s flood — even if it’s coming from below. And your regular homeowners policy? Won’t touch it.
That’s the gap that catches so many Florida families off guard every single year, and it’s the exact reason we’re spending all of September on the mortgage and insurance side of storm season. Because the time to figure this out is NOT while you’re standing in ankle-deep water waiting on an adjuster.
