🏡 It’s down payment assistance season🏡 There's a lot of these programs and they're all different, but one thing many of them have in common is they are hard to qualify for because they have strict and complicated guidelines.

Here's TWO new programs that DO NOT have these complicated, more restrictive guidelines:

𝟏. 𝐅𝐢𝐫𝐬𝐭 𝐆𝐞𝐧𝐞𝐫𝐚𝐭𝐢𝐨𝐧 𝐁𝐮𝐲𝐞𝐫 - 𝐟𝐮𝐥𝐥𝐲 𝐟𝐨𝐫𝐠𝐢𝐯𝐞𝐧, 𝐮𝐩 𝐭𝐨 $𝟑𝟐,𝟎𝟎𝟎
You’re a first generation buyer if you and your parents/legal guardians have not owned a home in any country OR if your parents/legal guardians have owned a home, they lost it through foreclosure.

Funded with $100,000,000 from the State of Minnesota and is expected to last 2-3 years (but I’m betting funds will run out sooner).

‼️This program does not have strict guidelines BUT it does have a long application/approval process that needs to be completed 𝒃𝒆𝒇𝒐𝒓𝒆 you look at homes, so contact me ASAP to start‼️

Today's news means you may be able to qualify for 𝗺𝗼𝗿𝗲 𝗵𝗼𝗺𝗲 𝗮𝘁 𝗮 𝗹𝗼𝘄𝗲𝗿 𝗿𝗮𝘁𝗲, because a "conforming" loan often has a better rate than a "jumbo" loan that you would normally need for higher mortgage amounts.

The conforming loan amount is going from $647,200 to $726,200 in 2023. Some areas of the country qualify for even higher limits, sometimes as high as $1,089,300!

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝘄𝗲𝗲𝗸 𝗼𝗳 𝗡𝗼𝘃𝗲𝗺𝗯𝗲𝗿 𝟮𝟴, 𝟮𝟬𝟮𝟮

𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝘄𝗲𝗿𝗲 𝘂𝗻𝗰𝗵𝗮𝗻𝗴𝗲𝗱 👍
With traders taking the second half of the week off, average mortgage rates ended last week's holiday shortened week at basically the same level as the previous week.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘀𝗵𝗼𝘂𝗹𝗱 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄 𝗯𝘂𝘁 𝗰𝗼𝘂𝗹𝗱 𝘀𝗲𝗲 𝘃𝗼𝗹𝗮𝘁𝗶𝗹𝗶𝘁𝘆 👍
There are two economic reports this week that could affect mortgage rates, the PCE inflation report and jobs data. It isn't too likely that we will get any surprises on the reports that could push rates significantly higher or lower, but we could see some smaller movement. The overall outlook though is still good for rates, and that rates should remain stable heading into next month's Fed meeting.

🗓️ 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Economic data: On Thursday we will get the Fed's favorite gauge of inflation, the PCE inflation report. If it shows inflation is decreasing, like we saw with the CPI inflation report a couple of weeks ago, it could help mortgage rates remain at these levels or move slightly lower. On Friday we will get jobs data, and a strong report could pressure rates, while a weaker report could help mortgage rates.
- The Fed: Fed Chair Jerome Powell is speaking on Wednesday, and is expected to confirm a slower pace of future Fed rate hikes, which is good for rates.

𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝘄𝗲𝗿𝗲 𝘂𝗻𝗰𝗵𝗮𝗻𝗴𝗲𝗱 👍
After dropping significantly the previous week, average mortgage rates last week were basically unchanged, and moved very little day to day despite economic and job data that showed the economy remains resilient and is not yet slowing down. Often strong data like we saw would have turned into slightly higher mortgage rates, but didn't this time.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘀𝗵𝗼𝘂𝗹𝗱 𝗿𝗲𝗺𝗮𝗶𝗻 𝗻𝗲𝗮𝗿 𝘁𝗵𝗲𝘀𝗲 𝗹𝗲𝘃𝗲𝗹𝘀 👍
This week, mortgage rates are likely to remain at or near the current levels through the holiday shortened week, with very little going on in the markets to cause much concern.

🗓️ 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Economic data: The only day that we have any significant economic data is Wednesday, but rates shouldn't be largely affected.
- The Fed: Mortgage rates are reacting to the speculation of when and how much the Fed will hike policy rates to end 2022 and into the meetings in 2023. The minutes from last month's Fed meeting come out on Wednesday, but aren't expected to cause any surprises for rates.
- Thanksgiving: Markets will be closed Thursday and will close early on Friday. Most lenders will do the same, and rates are not likely to move between Wednesday and the following Monday.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝘄𝗲𝗲𝗸 𝗼𝗳 𝗡𝗼𝘃𝗲𝗺𝗯𝗲𝗿 𝟭𝟰, 𝟮𝟬𝟮𝟮

𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝗶𝗺𝗽𝗿𝗼𝘃𝗲𝗱 👍
Average mortgage rates improved significantly last week ahead of the Veterans Day holiday weekend, when the CPI inflation report came out showing inflation had decreased much more than was expected. Last week we said "only a surprisingly big drop in inflation would support rates improving", which is exactly what happened. We were concerned the report could have actually pushed rates higher, so this was a welcome surprise.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝘀𝗵𝗼𝘂𝗹𝗱 𝗿𝗲𝗺𝗮𝗶𝗻 𝗹𝗼𝘄𝗲𝗿 👍
This week we expect mortgage rates to hold onto the improvements we saw from last week, the first significant rate improvements we have seen in months. However, markets have proven to be volatile the last few months, so it is suggested you stay in close contact with your mortgage professional about your unique situation in case that changes.

🗓️ 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Economic data: Wholesale inflation data on Tuesday could play a small role in mortgage rates this week, and although we will get housing data this week it isn't likely to affect rates.
- The Fed: We will have more Fed members speaking this week, and if they signal higher Fed policy rates are likely we could see some adverse effect on mortgage rates.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝘄𝗲𝗲𝗸 𝗼𝗳 𝗡𝗼𝘃𝗲𝗺𝗯𝗲𝗿 𝟳, 𝟮𝟬𝟮𝟮𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗿𝗲𝗽𝘁 𝗵𝗶𝗴𝗵𝗲𝗿 👎 Average mortgage rates moved higher last week...

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝘄𝗲𝗲𝗸 𝗼𝗳 𝗡𝗼𝘃𝗲𝗺𝗯𝗲𝗿 𝟳, 𝟮𝟬𝟮𝟮

𝗥𝗲𝗰𝗮𝗽 𝗼𝗳 𝗹𝗮𝘀𝘁 𝘄𝗲𝗲𝗸: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗿𝗲𝗽𝘁 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Average mortgage rates moved higher last week when Fed Chair Jerome Powell signaled that the Fed is likely to raise the policy fed funds rate higher in 2023 than was expected. Although Powell said that future rate hikes will come in smaller increases, it was the outlook of a higher end rate that caused mortgage rates to worsen last week.

𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗺𝗼𝘃𝗲 𝗵𝗶𝗴𝗵𝗲𝗿 👎
This week we will get the October CPI consumer inflation data, which could pressure mortgage rates to move higher. Expectations are that inflation will show some signs of decreasing, but unless this report shows inflation has moved significantly lower, it will be perceived to support the higher Fed rate hiking and is not good for mortgage rates. Only a surprisingly big drop in inflation would support rates improving this week, which is risky to hope for.

🗓️ 𝗪𝗵𝗮𝘁'𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
- Economic data: There is not a lot of data this week, but the CPI inflation data on Thursday is a big report and could cause a shake up in rates. Strong inflation data will hurt mortgage rates.
- Veterans Day: Markets will be closed Friday, as will be many lenders. Lenders tend to set rates more conservatively over long holiday weekends as well.
