Kirkland isn’t simply a market I serve. It’s a community I genuinely enjoy being part of.

From the waterfront and local businesses to familiar landmarks that always make me smile, there’s something special about feeling connected to the place where you work.

As a PNW native, helping people buy homes throughout Kirkland and the Eastside feels personal to me. I understand why people want to put down roots here because I love this community too.

What’s your favorite Kirkland spot? I’m always happy to add another local favorite to my list.

Not every Edmonds home is financed the same way.

A downtown condo, a mid-century home on the hillside, and a newer property just outside downtown can each come with different financing considerations. HOA requirements, insurance, property type, and loan programs can all influence the best path forward.

That's why every financing conversation starts with your goals, not just today's interest rate. The right strategy depends on both the home you choose and how you plan to live in it.

You may know me as a lender, but that’s only part of who I am. I’m a runner with plenty of
miles and medals to my name, a proud dog mom to Moby, and my happy place is usually a
good trail, coastal miles, an ocean or lake view, or somewhere new to explore.

After 25 years in mortgage lending, I’ve learned that the best professional relationships are built when we get to know the people behind the paperwork. I want my clients and Realtor partners to know they’re working with someone who understands that buying a home is personal because life is personal.

Now it’s your turn: What’s something people might be surprised to learn about you?

Buyers in Redmond don’t all come to me with the same financial picture, but I hear many of the same worries every week.
“I’ll never save 20%.”

“My credit isn’t good enough.”

“I make good money, so why does buying still feel out of reach?”

“What if rates go down after I buy?”

After 25 years in mortgage lending, I’ve learned that most buyers aren’t looking for a quick sales pitch. They want someone to listen, explain their options clearly, and help them make a decision they’ll still feel comfortable with after the paperwork is signed.

I understand that feeling personally. When I purchased my first home on my own shortly after college, I covered my disclosures in sticky notes because I had so many questions. That experience is one of the reasons I never expect buyers to arrive knowing everything.

Whether you’re purchasing your first home, moving up, downsizing, or exploring jumbo financing, you’re allowed to ask questions and take the time to understand your options.

Swipe through for a few things I hear from buyers every week in Redmond.

Which one have you said or thought before? Let’s talk about it. 🏡

Good news for buyers looking ahead to 2027: Intercap can now access increased conventional loan limits before FHFA releases the official 2027 limits. 🏡

For eligible new locks, select investors are currently allowing conventional loan amounts up to:

• $850,000 through Pennymac
• $845,000 through NewRez

This may give some buyers in higher-priced markets additional conventional financing options without automatically moving into jumbo territory.

These are interim, investor-specific limits and apply to conventional loans only. Eligibility, appraisal requirements, and investor guidelines will vary by individual loan scenario.

If you’re planning a purchase or move-up and your financing falls near these amounts, let’s review the numbers and determine which options may be available to you. 💙

If we have not met yet, here is something you should know about me: I entered the mortgage business because I was once the buyer with all the questions.

I bought my first home on my own shortly after college. When I asked friends what to expect, I often heard, “My spouse handled that.” Thankfully, my loan officer encouraged me to put a sticky note on every disclosure I had a question about.

By the time I finished, my paperwork looked like Russell Crowe’s wall in A Beautiful Mind. Sticky notes everywhere. 😄

That experience stayed with me. For the past 25 years, I have helped first-time buyers, move-up buyers, downsizers, investors, and families understand their financing rather than simply sign where they are told.

I’m a PNW native, WSU Edward R. Murrow School of
Communications alum, fueled by iced coee & matcha, usually somewhere on the Burke-
Gilman or Cross Kirkland Corridor trails, Kenmore resident, and proud dog mom to my
yellow Lab, Moby.

I still believe informed buyers make the best homeowners, and there is no such thing as a silly mortgage question.

What is one homebuying question you have always wanted someone to explain clearly?

When people hear the words jumbo loan, they often picture a waterfront estate with incredible views.

In reality, many homes in Edmonds can exceed conforming loan limits simply because of local home values. A classic rambler or an updated craftsman may qualify for jumbo financing without feeling like a luxury estate.

Understanding your financing options before you begin shopping helps you avoid surprises and gives you confidence throughout the process.

When a well-priced home hits the market in Edmonds, it doesn't always stay available for long.

That's why I encourage buyers to get their financing in place before they start shopping. Knowing your budget, understanding your options, and having a complete pre-approval allows you to move confidently when the right home comes along.

Preparation doesn't guarantee you'll win every offer, but it does put you in a much stronger position when it matters most.
