Because you may be able to buy with as little as 3% down - or even 0% with certain programs.

You might be waiting forever, as there is no guarantee they will. Instead of trying to time the market, find out what buying looks like with today’s numbers.

You don’t need an 800 score to become a homeowner. There may be options available with less than perfect credit, or options for improving your score through guidance from your lender.

Before committing to another 12 months of rent, find out how to funding your landlord’s future, and figure out how much you qualify for.

Seller concessions can be used to buy down your interest rate and lower your mortgage payment. Negotiating a seller credit may be the difference between feeling uncomfy with your payment, and feeling good about where it lands you.

Before draining savings to pay off a car, credit card, or student loan, let’s look at the full picture first. Those funds might be more valuable toward your down payment, closing costs, or as reserves.

Some buyers need a different loan program.

They bought when rates were near 8%, and said something in our annual review call that I can’t get out of my head..

“We’re so glad we didn’t wait for rates to drop”

At the time, most buyers were sitting on the sidelines, waiting for the “perfect” rate. Instead, these clients focused on finding the right opportunity.

That decision allowed them to purchase their home for over 18% below market value. Since then, they’ve built significant equity, refinanced into the low 6s, and are currently in a much stronger position than if they had kept waiting.

A lower rate is great, but it doesn’t always mean a better deal.

The truth is, you can refinance a rate later, but you can’t go back and buy a home at yesterday’s price.

The great irony of self-employment: your tax pro spends all year legally minimizing your taxable income. Then you apply for a mortgage, and that beautifully minimized number is what gets reviewed first.

Nobody warns you that those two goals pull in opposite directions.
Here’s how the reading actually works: lenders typically review your tax returns to calculate a qualifying income. But it’s not always just the bottom line. Certain deductions, like depreciation, may be added back into the calculation. Business trends matter. And different lenders and loan programs can read the same file differently, some are built with self-employed borrowers specifically in mind.

Which means the number the first bank quoted you? That was one institution’s reading. Not the only one that exists.

If you’re 1–2 years from buying, a conversation with your tax pro AND your lender before filing can matter more than you’d think. And if you’ve already been told “not enough”, a second read of your file costs nothing.
