This was a repeat client of mine. He contacted me after being solicited from another lender. We BEAT the rate he was quoted, and after talking with him further, decided that going to a 15yr loan would be the best move for them! Going from a 5’s rate down to a rate in the 4’s is huge, and we also cut the term in half, saving them thousands in interest.

Rates are up right now, but it’s still a good idea to talk through a refinance to decide when you want to actually do it. Understanding the difference in payment at different rates will help you decide when it’s worth it.

What a couple of bipolar days for mortgage rates.. More like the last couple weeks actually.

Rates were on a roll for a while, until we bombed Iran. Traders got worried about what that might do for oil, which drove rates higher.

News that is favorable for oil prices (“war is almost over” for example), is good for rates, as we saw on Tuesday.

News that isn’t good for oil prices (mines in the Strait of Hormuz) is bad for rates, like we see today.

Morale of the story? Don’t worry about rates. If buying a home is something YOU want to do, then do it! A swing of .25% changes your payment by $60 (based on a loan of $400k). If that $60 is the difference between you buying a home or renting, you shouldn’t be buying that home anyway. Plain and simple..
