I actually have three. Never seen Shawshank Redemption (I know, I know…) and this might surprise some of you, but I’ve never seen Grease, despite possibly singing just about every song in the movie at some point in my career other than hopelessly devoted. For the record, I’m much more likely to watch Shawshank…
Tonight, though, on the eve of my 51st birthday, I’ve just poured a nice glass of Cab, got my sofa blanket, prepared, and setting myself up to watch Coach Carter.

As a mortgage professional, attention to detail is absolutely paramount.
Getting things DONE faster than the rest doesn't hurt either.
Combining the two though - golden.

Same Day approvals are wonderful. When we submit a file (with all the documentation required from our customers) before 3pm, the file is reviewed and we receive initial conditions back from underwriting that very same day... this is huge for us... often times we can get everything required for underwriting from a customer the same day we initially submit the file. And not need to bother them for anything else until it's time for closing.

Then all we are waiting on is title work and an appraisal report.

Which is why we average 13 days from submission to those 3 magical words... clear to close!

And not to mention our closing costs are LOW!

Fun Fact... mortgage rates related.

Exactly one year ago, the average 30 yr fixed rate was roughly 0.25% lower than it is today. The future was looking bright and "experts" projected further rate drops...
October 4 2024's Jobs Report caused an uncommonly large rate spike negating that 0.25% overnight. Further data followed and rates continued to rise.
By January 2025 that average rose by another 0.75%

Since then we have been generally heading back in the right direction. The Fed are expected to lower the Funds rate by 0.25% on Sept 17, the first cut since late 2024 (sidenote - this cut has ALREADY been factored into today's mortgage rates, so don't expect to see an overnight drop mid-month).

Another sidenote - home value appreciation in the Tri-Cities is averaging at around 8% annually. So a $400k home now may cost around $430k next September.

Last sidenote... we have a new jobs report release on Friday. The same thing that started the upward spiral in October 2024. It's important to remember that this report as well as other Fed data could play out in either direction.

There is no crystal ball when it comes to interest rates. I wish there was! But if you, or anyone you know are "waiting for the rates to drop" before buying a home, it may be worth reading the above again. Sure, rates could fall... that would be awesome. But they could also spike once again.

And the longer you wait, the more expensive the property gets.

If you secure a home purchase, the sales price can't change after closing. Your interest rates can though with a simple refinance.
