Same word. Three very different jobs. 🏠🛡️

🏡 Homeowners insurance helps cover the home and belongings after certain covered losses or damage.

📜 Title insurance addresses certain ownership or title problems connected to the property’s past. A lender’s policy protects the lender, while an owner’s policy protects the homeowner.

💰 Mortgage insurance protects the lender if the borrower stops making payments. Whether it is required depends on the loan program, down payment and other factors.

All three may come up during the homebuying process, but they are definitely not interchangeable.

Real estate colleagues, save and share this before your buyer asks, “Wait, which insurance is this again?” 💙

But you can’t refinance the price you could have bought that house for today.

What does your payment look like?

Think you need 20% down to buy a home?
Let’s clear that up!
This is one of the biggest misconceptions I hear from buyers.
The truth is, 20% down is NOT a requirement for many mortgage programs.
Depending on your situation, there are options that allow you to purchase with significantly less money down.
And here’s the part I really want you to remember:
putting 20% down isn’t automatically the best financial decision either.
Your ideal down payment depends on your loan program, your monthly payment goals, your available cash, and how much you want to keep in reserves.
So before you spend years trying to save 20%…talk to a lender and find out what options actually make sense for YOU.
That’s mortgage myth number one—cleared up!

So, what happens if Florida voters approve this?
November 3, 2026 is the day to vote. 60% say YES, the amendment passes. January 1st, 2027 $150K exemption. January 1, 2028 $250K exemption.
Keep in mind the amendment has additional provisions beyond the exemption, including the treatment of non-homestead assessments.

Realtors, if you’re working with buyers in Florida, I want you to pay attention to this.
Don’t promise a specific tax savings.
Don’t assume the buyer’s future tax bill will be based on the seller’s current tax bill.
Don’t use the proposed exemption as a reason to tell a buyer they can afford a higher purchase price.
Your buyer’s property taxes are part of their qualifying payment, so we need to look at the actual property and make a reasonable estimate.
