If you are relying on the internet to find out your interest rate and online calculators to figure out your payment, STOP 🛑.

Online interest rates are not going to be tailored to your unique scenario. They could vary significantly. There’s small print that you aren’t reading and may not even understand if you did.

Online mortgage calculators do not know the property taxes, the insurance. Do you need flood insurance? What’s your MIP/PMI factor? Is the upfront MIP? Are there points being charged?

Getting a mortgage when you’re self-employed can be a hassle IF you’re working with the wrong person.

I specialize in self-employed clients.

I’ve closed hundreds of self-employed clients, many that were told no at their bank. Not all business owners can show two years of tax returns with enough income to qualify.

There are other programs available tailored to you! Just because your local bank doesn’t have them doesn’t mean they aren’t out there.

Heck, I’d bet most box bank loan officers and likely many Realtors have never even heard of these programs. Have you???

My favorite is my 12 month business bank statement program.

- Average the deposits of the last 12 business bank statements

- Use 50-70% of that (depending on number of employees) as your income

-10% down NO PMI

Simple as that. No tax returns. No balance sheets. No P&Ls.

If you or your client is self employed, work with someone that deals with self-employed mortgage loans.
