BIG NEWS FOR VA HOME BUYERS! 🇺🇸
If you’re a Veteran or active-duty service member who has been worried that old non-medical collections on your credit report could keep you from qualifying for a home loan, this could make a BIG difference.
Under the updated VA collection calculation we received, lenders may now calculate certain non-medical collections using 5% of the balance divided by 12, rather than using the full 5% as the monthly obligation.
Here’s how significant that can be:
$10,000 in collections
Previously: $500/month counted against qualifying
New calculation: about $42/month
That difference could potentially help some VA buyers qualify for significantly more home — or help someone qualify who previously couldn’t.
And remember: VA loans can offer 0% down payment with no monthly mortgage insurance for eligible borrowers. 🇺🇸
