The people who know every lender in town chose me for their own home. That’s something I’ll never take for granted. 🙌

Over the past two weeks, two top-producing agents I work with trusted me to finance their personal homes.

These are pros. Lenders reach out to them every single day, and they could have worked with anyone. Instead, they let me help with one of the most personal decisions there is: a home for themselves and their families.

And for one of them, this was the second time. Earning someone’s trust once is an honor. Earning it again means more than I can put into words.

Funded Friday hits different when it’s round two. 🏡

I helped this client buy her first place a while back, and this week we got to do it again, this time moving her up from a condo into a single family home. There’s something special about a client trusting you enough to come back.

The tricky part was timing everything so she could sell the condo and walk straight into her new home without missing a beat. No gap, no stress, no temporary housing scramble. Just handed her the keys.

Shoutout to Michelle on my operations team for keeping this one moving and making sure nothing fell through the cracks. Couldn’t do this without her 🙌

From “not approved” to homeowners. 🔑

Another FUNDED FRIDAY win for our clients!

The deal hit a snag when the inspection flagged roof issues. Leslie negotiated a resolution with the seller, plus secured seller credits for our buyers to keep our cash to close within budget.

Result: the home appraised $25K over contract price. Instant equity at closing.

This one goes back to November with Bob and Michelle. They had their eye on a very specific home but ran into the classic chicken and egg problem, they didn’t want to sell their current house before they had the new one locked up, and honestly who does. Nobody wants to be homeless in between closings.

We got creative and structured the loan so they only had to put 5% down and never had to sell their existing home first. No bridge loan headaches, no rushed sale, just a clean path to the new house on their timeline.

Huge shoutout to Jeannie Frohring McClure who worked tirelessly to find a home that checked every single box for this family

Funded Friday hits a little different when it’s for a good friend.

So proud of my guy Isaiah. He just bought his first home, a single family in Hollywood, and he did it on his own at a young age. That is not easy in this market, and watching him pull it off was something special.

Here’s how we got him there. We used a first time homebuyer program that let him get in with minimal money down, so he didn’t have to drain everything he’s worked for to make it happen. Then his realtor Sirena went to work and negotiated a seller credit, which we put toward buying down his interest rate. Lower payment, more money in his pocket every month, and a foundation he can build on.

Nothing better than celebrating closing day together, cake and all. This is what it looks like when the right team shows up for you. Shoutout to Sirena for the hustle on that negotiation.

Isaiah, welcome home brother. This is just the start.

The condo was on the CPM Unavailable list — most lenders throw it at the wall and hope it sticks. Not us. Our condo team reviewed the building upfront, structured the deal correctly from day one, and placed it with the right lender before anyone wasted time guessing.

The result? Clear to close weeks ahead of schedule. No stress. No last-minute fire drills. Just a first-time buyer getting her keys with plenty of time to breathe.
