From “not approved” to homeowners. 🔑

The Johnsons came to me with credit that wasn’t where it needed to be. We didn’t give up. We worked together to repair it, structured the right loan, and layered in a down payment assistance program that got them to closing with minimal out of pocket.

Another FUNDED FRIDAY win for our clients!

The deal hit a snag when the inspection flagged roof issues. Leslie negotiated a resolution with the seller, plus secured seller credits for our buyers to keep our cash to close within budget.

Result: the home appraised $25K over contract price. Instant equity at closing.

This one goes back to November with Bob and Michelle. They had their eye on a very specific home but ran into the classic chicken and egg problem, they didn’t want to sell their current house before they had the new one locked up, and honestly who does. Nobody wants to be homeless in between closings.

We got creative and structured the loan so they only had to put 5% down and never had to sell their existing home first. No bridge loan headaches, no rushed sale, just a clean path to the new house on their timeline.

Funded Friday hits a little different when it’s for a good friend.

So proud of my guy Isaiah. He just bought his first home, a single family in Hollywood, and he did it on his own at a young age. That is not easy in this market, and watching him pull it off was something special.

Here’s how we got him there. We used a first time homebuyer program that let him get in with minimal money down, so he didn’t have to drain everything he’s worked for to make it happen. Then his realtor Sirena went to work and negotiated a seller credit, which we put toward buying down his interest rate. Lower payment, more money in his pocket every month, and a foundation he can build on.

Nothing better than celebrating closing day together, cake and all. This is what it looks like when the right team shows up for you. Shoutout to Sirena for the hustle on that negotiation.
