Today marks a big win for consumers and the mortgage industry.

New regulations taking effect today significantly limit the sale of credit report trigger leads—the practice where a borrower’s credit inquiry could instantly be sold to multiple lenders, often resulting in a flood of unwanted calls and texts.

For homebuyers, this means more privacy, less spam, and a better experience during the mortgage process. Instead of being bombarded by dozens of lenders the moment their credit is pulled, borrowers can focus on working with the professional they actually chose to trust.

Let’s clear this up—there’s no law or rule that says real estate agents must provide three lender options. That’s a long-standing misconception based on an old RESPA guideline that was eliminated decades ago.

Yes, giving clients options is great—but asking them to interview three lenders “just because” can add unnecessary stress and confusion to an already complex process.

As professionals, we should be confident in the partners we refer. That means vetting our lenders, tracking their performance, and aligning the right fit to the client’s specific situation.

This doesn’t mean you only work with one lender—it means you provide one solid referral at a time, based on who’s best positioned to help that particular client succeed. 🎯
