Your budget isn’t the list price, it’s the monthly payment👏🏻 And the town you buy in can completely change that number.

Two $800K homes can feel VERY different when one has $12K in taxes and the other has $22K.

This is why we always look at the full picture: price, taxes, rate, down payment, insurance, and monthly comfort zone.

Start with the payment, then back into the house🏡

This is strong. I’d polish it like this:

You might be able to afford the $800,000 house in Mahwah, but not the $800,000 house in Ridgewood.

Why? Taxes.

The listing price is only one piece of the puzzle. Your monthly payment is what actually determines affordability, and property taxes can drastically change what that number looks like.

This is the point I always drive home with my clients: your budget is not the listing price, it’s the monthly payment 👏🏻

I tell all of my buyers this: your housing budget and your purchase price are not the same thing.

Instead of telling me what price point you want to shop at, tell me what monthly payment feels comfortable. From there, we can work backwards.

There’s so much that impacts your monthly payment:
• Property taxes
• Down payment amount
• Interest rate
• HOA fees
• Homeowners insurance

Two $800,000 homes can have vastly different monthly payments depending on these factors.

When it comes to buying a home, the sale price is not where we start. The monthly payment is.

“Don’t buy a new car while trying to buy a house” …not always true👏🏻

Life happens. Sometimes your lease is up, your car breaks down, or you simply need a new vehicle while you’re in the middle of your home search!

The key is keeping your mortgage lender in the loop *before* making the purchase so we can make sure the new payment doesn’t impact what you qualify for.
