One thing you’ll rarely see me do is advertise a specific down payment assistance program before I’ve had a chance to review someone’s situation.

Why?

Because every program has guidelines. Income limits, credit requirements, debt-to-income ratios, location restrictions, and other factors can all impact eligibility.

I never want to create false hope or promise something that may not be the best fit, or may not be available, for a particular borrower.

My goal isn’t to fit you into a program. My goal is to find the financing option that makes the most sense for YOU.

Sometimes that’s down payment assistance. Sometimes it’s not.

That’s why I always recommend starting with a conversation and a personalized review before making assumptions based on an ad, a social media post, or something a friend heard.

Tax season is here, and many homeowners will be receiving their property tax bills in the mail soon 📬

If your mortgage includes an escrow account, your tax bill will show “ESCROW” in very faint letters (often across the bill).

✅ If it says ESCROW:Your property taxes are already being paid through your mortgage payment, you do NOT need to make an additional payment.

⚠️ If it does NOT say ESCROW:You may be responsible for paying the bill directly.
