What if waiting for lower interest rates is actually costing you an opportunity?

Think back to 2021.

Buyers were offering thousands over asking price, waiving inspections, and competing against multiple offers just to get a home.

Today, the conversation can look very different.

We’re talking about negotiating purchase prices, asking sellers to cover closing costs, and using seller concessions to help lower monthly payments.

And here’s something worth considering.

When rates eventually come down, you may not be the only buyer ready to jump back into the market.

More buyers can mean more competition. And more competition can mean less negotiating power.

I’m not saying buying today is right for everyone.

The future of Sumner County is looking pretty incredible.

Today, members of our team had the opportunity to tour the Sumner County Innovation Center and hear from Superintendent Dr. Scott Langford about the future of education in our community.

And wow, what an incredible investment in our students.

From entrepreneurship and content creation to artificial intelligence and career-focused education, this center is opening doors for students to explore their interests, develop real-world skills, and discover opportunities they may have never known existed.

What stood out to us most is that education is evolving beyond the traditional classroom. We’re giving the next generation the tools to think bigger, create opportunities, and build successful futures doing things they’re passionate about.

Stronger schools. Stronger community. Brighter futures.

Being a stay-at-home mom might be the hardest job in the world. Unfortunately, mortgage lenders don’t accept snack-making, tantrum management, and keeping tiny humans alive as qualifying income.

But seriously, moms, we need to talk about protecting yourself financially.

It’s wonderful to have a partner who handles the finances, but you should always know what’s going on.

Know your credit score. Build credit in your own name. Even becoming an authorized user on a credit card can be a starting point.

And remember, without your own qualifying income, getting a mortgage independently can be difficult.

Nobody gets married planning for divorce, and nobody plans on losing their spouse.

This isn’t about expecting the worst. It’s about making sure you’re never left without options.
