Nashville Housing Inventory Trends: 2020–2025

This chart from Altos Research tracks the 7-day and 90-day average housing inventory in the Nashville market over the past five years. After hitting a low point in early 2022, inventory has steadily climbed, with a noticeable acceleration through 2023 and into 2024. As of May 2025, inventory levels remain strong, suggesting buyers may have more options than they’ve had in recent years.

A more balanced market may be emerging, creating opportunities for both sides of the transaction.

April active U.S. housing inventory is sitting at 959,251 listings, slightly above the same time last year and significantly higher than the historically tight markets of 2021 and 2022.

This increase is encouraging for buyers who’ve been navigating low inventory and fierce competition. However, we’re still well below the more balanced markets of 2017–2019, when inventory consistently topped 1.1 million listings by mid-year.

So what does this mean?
-Buyers may have a bit more negotiating power.
-Sellers need to price strategically—gone are the days of automatic bidding wars.
-Agents and lenders must educate clients on the shifting landscape and tailor strategies accordingly.

* U.S. home prices see the most upward pressure in the spring typically between March and July
