Appraisal came in low. That wasn't the end of the story.

We fought for a Reconsideration of Value on this VA loan and got the appraisal moved from $355K to $371K — a $16,000 increase that kept our active duty client's deal alive and their homeownership goal on track.

If your appraisal comes in short, don't assume the deal is dead. Ask your loan officer whether an ROV makes sense — it can be the difference between walking away and closing.

The Venmo memo says “rent” and suddenly we are calling it income. 😅

Seeing money deposited into your account does not automatically make it qualifying mortgage income.

A lender may still need to verify:

Where the money comes from
Why you receive it
How consistently you receive it
Whether it meets the loan program’s guidelines

A “your mortgage was transferred” letter can make a homeowner wonder whether the whole loan just changed.

The company collecting the payment may change. The loan terms do not automatically reset because a new servicer takes over.

When a mortgage servicer changes:

Read the transfer notice carefully
Confirm the effective date
Verify the new payment address through official channels
Update autopay only after confirming the information
Keep both the old and new notices
