You do NOT need 20% down! Many conventional loans allow as little as 3% down for first time buyers. Yes, PMI may apply, but it is often way less costly than people assume and it can be removed later. Waiting years to save up for a 20% down paying usually costs more than PMI ever will.

𝐅𝐇𝐀 π₯𝐨𝐚𝐧𝐬
FHA requires just 3.5% down and is very forgiving on credit and debt to income ratios.This is a great option for buyers who have decent income but are still rebuilding credit or do not want to drain their savings to buy.

I know you are seeing news and social media everywhere talking about the expected Fed rate cuts. We do expect to see additional cuts but we also price these in AHEAD of the actual Fed meeting, which is on Wednesday this week.

Refinancing may make sense for you, or not. But all you have to do to find out is get us your current mortgage statement and we’ll run the numbers for you. Whether you lock in the savings now or wait, you’ll have the information to make the best financial decision.
