A good advisor shouldn’t just give you more information.

You can find plenty of that online.

The greater value is helping you understand which information matters, how it applies to your situation, and what tradeoffs you should be thinking about.

One thing I’ve learned:

Having more information doesn’t necessarily make a decision easier.

Sometimes the real challenge is figuring out:

What actually matters?
What does it mean for me?
What should I do next?

That idea became the starting point for a new series I’m writing called From Information to Clarity.

The word “assumable” gets attention.

But the real story may be rate preservation.

Imagine buying or refinancing into a great mortgage rate, then later going through a divorce and being told the only way to remove the other borrower is to refinance into a much higher rate.

That can turn a manageable payment into an unaffordable one.

Virginia HB 304 may create a different path for certain conventional loans in divorce or annulment situations.

Not a guarantee.

Not automatic.

But possibly a very important planning detail.

In the past, the practical answer to that question has usually been no. At least not in the way most people think about assumable mortgages.
