The ultimate Halloween treat is coming this weekend! 🎃🕰️

In a rare calendar mashup, Daylight Saving Time ends on Sunday, November 1st at 2:00 AM—meaning the clocks "fall back" just hours after trick-or-treating ends.

Because Halloween falls on a Saturday this year, 1:00 AM will actually happen TWICE on Halloween night. Whether you are out celebrating or staying up late watching scary movies, you get a "bonus round" of an extra hour of sleep (or spooky fun!).

This is the earliest possible date DST can end, and a Saturday Halloween time-change alignment won't happen again until 2037.

Enjoy your extra hour this weekend, and don't forget to manually turn back any analog clocks before you go to bed! 🕸️✨

Mortgage Rates Hold Steady Yet Again

It was a remarkably calm day for the mortgage market on two separate levels. First off, the average lender set this morning's rates right in line with yesterday's latest levels. Additionally, there were very few intraday changes (and in those cases, rates improved modestly).

All of the above is made possible by the fact that the bond market stayed right in line with yesterday's levels all day long. This has happened for two straight days now, and it's the sort of stability that seemed like a distant memory several weeks ago.

Will it last?

There's never any way to know for sure. The bond/rate market is constantly at risk of responding to several sources of motivation. It just so happens that those sources have been silent after last week's improvement.

It's worth noting that there's a new Fed rate announcement tomorrow. Fed announcements often create volatility for rates and that volatility is rarely related to whether the Fed hikes/cuts/holds steady. In tomorrow's case, we already have a high degree of certainty that the Fed will not be hiking rates. Any impact the Fed has on mortgage rates would be a factor of the words they use in the policy statement or the words spoken by Fed Chair Warsh in the 2:30pm ET press conference.

Beyond the Fed, there are still other potential considerations for rates (tech sector volatility, war-related headlines), but never any guarantee that they'll adhere to a certain timeline.

Grower Ron Wallace of Rhode Island officially grew a 3,156-POUND monster pumpkin! 🤯To put that into perspective, that single pumpkin weighs:

• Roughly 20 adult humans 👥
• Enough to make over 1,500 pumpkin pies! 🥧

It is officially the first pumpkin in history to break the 3,000-pound barrier. When you pick out your porch pumpkin this weekend, just remember it has some massive competition!

Mortgage Rates Start Week Higher

Mortgage rates were moderately higher to start the new week, adding to the modest losses seen on Friday. The silver lining is that any of the past 3 business days saw the lowest rates since September 23rd.

There were no clear reasons for today's rate movement in terms of economic reports or news headlines. The same was true for last week's biggest swings which were driven by broad bond market sentiment as traders sought safer havens due to concerns about a pull-back in the tech sector.

On that note, tech stocks had their best day in several weeks today with much of the improvement already intact by the time the domestic trading session began. As the week progresses, that same "broad market sentiment" could continue to be a driving force because there aren't any big ticket events on the economic calendar.

In nuts and bolts terms, the average top tier 30yr fixed rate is back up to 7.43%, 0.06% higher than Friday's latest levels and 0.10% higher than Thursday's low of 7.33.
