You've been lied to about the housing market. Here's what the data actually shows. 👇

Everyone keeps saying now is the worst time to buy. But the numbers tell a completely different story.

"There's nothing in my price range."
Entry-level home inventory rose 4.5% year over year in June while luxury inventory fell 5.2%. More affordable homes are available right now — and fewer people are competing for them. Source : July 29, 2026 /PRNewswire/ New Zillow® data "Sellers are overpriced and won't budge."

Asking prices have dropped for nine consecutive months nationally. One in four sellers cut their price in June before a buyer even made an offer. Sellers are more open to negotiating on price, closing costs, and terms than they've been in years — and Movement offers buydown options that sellers can fund as part of the deal to lower your payment early on. "I'll lose to investors every time."
Large corporate investors have largely stepped back after new federal rules restricted them from buying existing housing stock. Today 96% of investor-owned single-family homes belong to small individual investors. The playing field has shifted in your favor. Source: BatchData, Q2 2025 Investor Pulse.

"Rates make it unaffordable."
Household incomes grew 4.6% last year while the median monthly mortgage payment actually fell slightly. A mortgage takes up a smaller share of take-home pay than it did a year ago. And with down payment assistance available, you may not need as much saved as you think. Source: Bureau of labor statistics. U.S. Department of labor. The market is more favorable for everyday buyers than the headlines suggest. You just have to know where to look.

The path to homeownership looks different for everyone. Some borrowers have straightforward finances. Others own businesses, work independently, invest in real estate, or have income that fluctuates from month to month. Different financial situations can require different lending solutions.

2008. The market was in freefall. Banks were saying no to everybody, and honestly, a lot of loan officers were saying no too.

An older woman came to me convinced she'd never own a home. She'd been told no so many times she almost didn't bother asking again.

We got her approved. We got her the keys.

I'll never forget her face when she realized it was real. That's the moment I knew this wasn't just a job for me, it was never going to be just a job again.

That's still why I do this. Not for the closing, for the person standing in a house they were told they'd never have.

If you've been told "no" or "not right now," I want to hear your story. Send me a DM, let's see what's actually possible for you.

Worried you can’t afford to buy a home? Before you decide, take a look at what you’re already spending on rent. You might be closer to homeownership than you think. Let's see what your options look like.

I've wanted to work in finance since I was 9 years old. Not exaggerating. Got my degree from Troy University with that exact plan: crunch numbers, be an accountant, done.

Then my husband and I tried to buy our first home.

His credit wasn't great. And lender after lender basically told us no, and made us feel like idiots for even asking. No explanation of why, no plan to fix it, just "no" and a cold shoulder.

I remember sitting there thinking: this is insane. People need someone to actually explain this instead of just shutting the door on them.

That moment redirected my entire finance background into mortgages. Not because it was the "next logical step," but because I knew exactly what it felt like to be told no with zero guidance on how to get to yes.

So now that's the whole job. If your credit isn't perfect, if you've been told no before, if you just don't understand why a lender is saying what they're saying, that's exactly who I'm here for.

Send this to someone who needs to hear it.

Getting approved for a certain amount doesn't mean you have to spend it.

Before you start house hunting, think about the monthly payment that feels comfortable for your budget. That includes more than just principal and interest. Property taxes, insurance, HOA fees, utilities, and everyday life all factor into the bigger picture.

Knowing your comfort zone upfront can help you shop with confidence and avoid stretching your finances too thin.

Growing family. New job. Military orders. Retirement. Most people don't decide to buy a home because the market is perfect. They decide because life is moving. The good news is there are loan options and strategies built for your specific situation, whatever the market is doing.
