❤️ November is the month of gratitude, and I have so much to be thankful for as I look back on the past year! ❤️
This past year has brought so many beautiful life moments and blessings. We welcomed our grandson into the family, celebrated our middle daughter’s engagement, and watched our youngest daughter graduate from college. My heart is so full watching our family grow, reach new milestones, and begin exciting new chapters in life. 🍼💍🎓
I’m also incredibly grateful for my health and the ability to continue doing something I truly love — helping people finance one of their biggest assets and most meaningful investments: their home. 🏡 There is something so rewarding about helping people navigate the home financing process and watching them take that exciting step toward homeownership.
Sometimes life moves so quickly that we forget to pause and appreciate all the good things around us. This month is a reminder to slow down, reflect, and recognize just how much we have to be thankful for.
A growing family, good health, meaningful work, and so many memories made — my heart is full of gratitude. ❤️

❤️ Happy 80th Birthday to my Dad. ❤️

Today is about so much more than turning 80. It’s about celebrating the life you’ve lived, the people you’ve loved, and the countless lives you’ve touched along the way.
Dad, I don’t think words can ever truly express how grateful I am for you. Thank you for the love, guidance, strength, and wisdom you’ve given me throughout my life. So many of the things I am today are because of the example you’ve set for me.
As I look back on all the years and memories, I realize just how precious this time together is. I’m so thankful for every conversation, every laugh, every story, and every moment we still get to share.

I hope you know how deeply you are loved and how much you mean to me and our entire family. Having you here to celebrate 80 years is a gift I will never take for granted.

Is your condo association ready for 2027?

Changes to condominium mortgage financing requirements are coming, and now is a good time for homeowners associations (HOAs) to prepare.

Beginning January 4, 2027, Fannie Mae and Freddie Mac will increase the minimum replacement reserve allocation from 10% to 15% of annual budgeted assessment income for condominium projects subject to applicable requirements.

Why does this matter?

As associations prepare their 2027 budgets, reviewing reserve allocations now may help prevent potential mortgage financing challenges for future buyers.
Certain condominium projects may qualify for alternative reserve funding requirements based on an acceptable reserve study.

HOA board members should review their 2027 budgets and reserve allocations to determine whether they meet applicable guidelines.
