Everyone is always waiting for rates to drop, and the straightforward answer is that no one knows when or if that will happen. So, waiting could cost you more than buying now.

Would you rather wait for the lower rate, or get the payment you want now?

Sample Comparisons:
$250,000 loan at 6.49%: $1,578/month
$300,000 loan at 6.25%: $1,847/month

That is almost $270 more a month for a slightly "better" house with a lower rate.

A lower rate does not guarantee a lower payment, and home prices are not going down. The best advice I have been given is that there is never a perfect time for anything. If you are ready, go for it, if rates drop down the road, you can always refinance.

Mortgage rates are up compared to recent averages. But does that mean you should wait? Buying a home is about much more than just the interest rate.

Here are a few things to consider:
📈 You can wait to see if rates decrease, but there’s no guarantee they will.
📉 You can always refinance if rates decrease in the future. You cannot go back and buy today’s home at today’s price as values continue to rise.
🏡 The right time to buy is when you are ready. We can always convince ourselves it is not the right time for change, so why can we not say the same about now being the RIGHT time?

Everyone’s situation is different. Sometimes waiting makes sense. Other times, buying now and refinancing later can be the better financial move.
