Your debt-to-income ratio (DTI) is one of the most important numbers that lenders look at during the mortgage process. It helps determine how comfortably you can manage a mortgage payment based on what you already owe.

DTI takes your monthly obligations (credit cards, car payments, student loans, etc.) and your future mortgage payment and divides that total by your gross monthly income.

The lower the ratio the better the terms, although every loan program is a little different.

Knowing your DTI before you start the process gives you time to make adjustments, if needed, and put yourself in the strongest position to get approved.
