What is Pre-Approval in the Mortgage Biz?

It is a pre-screening process where you find out how much you qualify for, what loan program(s) you may be eligible for based on your credit and income. It is necessary to make smart decisions on buying a home.

Just a little tip: Your payment per $1000

When pre-approving clients, I will tell them how much their payment would be, approximately, per thousand.

For instance, a 30 year at 2.875% is $4.20 per $1,000
$200,000 @ 2.875% - P&I -$841
$400,000 @ 2.875% - P&I -$1682
$410,000 P&I -$1724
and so on...

I have found clients like to keep this in mind, that if the house is $10,000 more than anticipated, the payment increases about $42.

This obviously does not include taxes and insurance which will vary by purchase price and county. Hope that tip helps turn you into a mortgage ninja. Love to you all!

How fast can you close my mortgage loan?

- Used cash to finish my basement adding to the value of my home
- Used cash I got out to pay off 2 cars
