Storms don’t just test your property… they test your planning.

One of the most overlooked (but critical) parts of any rehab budget is your contingency fund.

Last week, one of our clients investment property got hit hard by the wind storm in Central Ohio — her roof and outdoor electrical panel were completely ripped off. The kind of situation that can bring a project to a grinding halt (especially after she made upgrades to both.)

Here’s where things got real:

Because this was a wind-related claim, her insurance deductible was significantly higher than a standard “all other perils” deductible. And like many investors, she didn’t have extra cash set aside to cover it.

But she did have one thing working in her favor — a lender who helped her properly structure a contingency budget.

We were able to use her contingency funds to cover the deductible, meaning:

• $0 out of pocket for her
• No delays on the project
• No scrambling for emergency cash

Her project stayed on track, and the stress level stayed low, exactly how it should be.
