Let’s talk insurance.

One question we hear from fix-and-flip borrowers is:

“My contractor already has a liability policy. Why do I need my own?”

Because your contractor’s policy protects the contractor.

It may also provide limited protection to you for claims arising directly from their work, but it does not replace coverage for you as the property owner.

As the owner, you still have separate exposure.

For example:
• A buyer, inspector, neighbor, or visitor is injured at the property
• A different contractor causes damage or injury
• You perform work yourself
• Someone is injured when the GC is not onsite
• A claim is made against you directly as the property owner
• The GC’s policy lapses, excludes the claim, or has limits reduced by another loss

The contractor’s insurance is one layer of protection.

Your own liability policy is another.

And when you are renovating a property, relying entirely on someone else’s insurance is not a risk most lenders are willing to take.

Insurance requirements are not there to create another hoop to jump through.

They are there to protect the borrower, the property, and the lender when something unexpected happens.

A policy is usually a lot less expensive than the uncovered claim.

We get this question more than you’d think.

And unfortunately, no, we do not offer:

spice mining
sandworm transportation
intergalactic lending
financing secured by Arrakis real estate

What we do offer is a little less dramatic, but much more useful for small businesses:
