Who decided daylight savings was a good thing? Hasn’t been canceled like 10 times already? I hate that it’s pitch black at 6 PM. I hope the next 55 days goes by very quickly. Looking forward to December 21st when the days start getting longer.

Last month, she wasn’t qualifying. This month, she’s moving into her first home!

She had been working part-time, so the income we could use wasn’t quite enough. After four weeks of full-time hours, I was able to update her income average and get her loan across the finish line.

I’m so excited for her! Helping someone get into their first home is still one of my favorite parts of this job.

This morning, I hugged my oldest son goodbye as he headed to Florida to start his next chapter. And my mama heart is feeling every bit of it.

You spend so many years helping your children become independent, encouraging them to be brave and chase their dreams. Then the day comes when those dreams take them far from you, and you realize how proud and heartbroken you can feel at the very same time.

I’m so excited for him. I’m also sad that I won’t get to see him as often. Both of those feelings are coming with me today.

Dalyn, I hope Florida brings you friendships, opportunities, and a life you love. I’ll be here cheering you on, missing you, and probably calling a little more than necessary.

I’ve known this day was coming for a few months now. Now that it’s finally here, it’s hitting me that they won’t be 5 minutes away. I’m excited for their new adventure but I’m sure going to miss them. Having kids is hard but having them move away is even harder.

It’s easy to get excited about a lower interest rate. I get it. You want the best deal on your mortgage.

I recently had a client choose another lender for a “no-cost” rate in the high s6’s. But that offer came with an additional two points in fees.

Two points is 2% of your loan amount. On a $450,000 loan, that’s $9,000.

Whether those fees are called discount points or origination, they’re still part of what you’re paying for the loan. A lower rate doesn’t tell you what it costs to get it.

Before you choose, ask: “What am I paying in lender fees to get this rate?”

That lower interest rate might come with a pretty expensive price tag.

If you’re paying out of pocket for a permanent rate buydown, make sure you know how long it’ll take to earn that money back through monthly savings.

Because if you refinance before then? You don’t get a refund on what you paid to lower the rate.

Now, if the seller is paying for it, that’s worth looking at. We’ll compare where that seller credit helps you most.

Before you pay extra for a lower rate, let’s run the numbers.
