Let's talk about what really matters. 🏡❤️

It's the extra room for family to visit. The backyard where your dog finally has space to run. Sunday mornings without noisy upstairs neighbors. A kitchen where everyone gathers, and a place where you can put down roots.

Of course, mortgage rates are part of the conversation. But they're not the whole story.

Buying a home is about finding something that fits your life, your plans, and what matters most to you. That's why I believe in looking at the bigger picture, understanding your options, and making sure you feel comfortable with the numbers along the way.

You don't have to figure it all out on your own. Let's talk about what home could look like for you. 🔑

Think your mortgage situation is too complicated? You might be surprised by the options available.

Self-employed and worried about how your tax returns look? Found your next home but haven't sold your current one? Retired with plenty of savings but limited monthly income? Or maybe you're trying to buy your first home and the down payment feels like the biggest hurdle.

There may be mortgage solutions worth exploring, even when your situation isn't straightforward.

That's why it's important to look beyond the usual loan options and find a strategy that fits your circumstances.

Your turn! What's your mortgage question? Drop it in the comments, and let's see which rabbit hole we can go down.

Never underestimate the value of a loan officer who’s in your corner.

From knowing the local market to breaking down closing costs before you start house hunting, the right guidance can make a big difference in how prepared you feel.

You deserve someone who explains the numbers, answers your questions, and makes sure you understand what’s happening—not someone who leaves you guessing.

At the end of the day, a mortgage is about more than paperwork. It’s about helping you make an informed decision and feel confident about your next move.

Thinking about buying a home in Colorado? Let’s talk through your options and make a plan that works for you.

House hunting is a lot more fun when you know what you’re working with.

Before you spend your weekends touring homes, it helps to understand your budget, what your monthly payment could look like, and how much cash you may need to bring to closing.

Getting those details figured out early can help you move with more confidence when the right home comes along—and avoid falling in love with a house that doesn’t fit your numbers.

You deserve a plan that works for your real life, not just a home that looks good online.

Let’s talk through your options before you start looking.

Your down payment is only one part of the homebuying equation.

Before closing, remember to budget for closing costs, moving expenses, and other upfront costs. Once you’re in your new home, repairs, furniture, and unexpected expenses can add up, too.

Putting more money down can have benefits, but using every dollar you have upfront may leave you with less flexibility afterward. Depending on your loan options and financial goals, a smaller down payment could be worth exploring.

The goal isn’t just to get the keys—it’s to feel financially comfortable after you get them.

Selling your home and planning to buy another?

The money you receive from your sale could help fund your next purchase, but it’s important to know how much you’ll actually have available.

After paying off your current mortgage and covering selling costs, you’ll want to plan for your next down payment, closing costs, and any funds you’d like to keep in savings.

And if you’re buying before your current home sells, the timing and financing can look a little different.

Before making your next move, let’s look at the numbers and build a plan that works for you.

Your down payment is a big part of buying a home, but it’s not the only number worth planning for.

Depending on your mortgage program and financial situation, you may also need 𝗰𝗮𝘀𝗵 𝗿𝗲𝘀𝗲𝗿𝘃𝗲𝘀—eligible funds you have available after closing.

These funds can help provide a financial cushion for future expenses, but some loan programs also have specific reserve requirements. Not every buyer needs them, and the amount can vary based on the loan, property type, and overall financial picture.

That’s why it’s important to look beyond the amount you need to bring to closing. You’ll want to understand how much cash you need upfront and whether you’ll need eligible funds left over afterward.

Can you start house hunting before getting pre-approved? Sure.

But there’s nothing fun about falling in love with a home and then trying to figure out whether the numbers actually work.

Getting pre-approved first can help you understand your potential price range, what your monthly payment could look like, and how much cash you may need along the way.

It’s not about taking the excitement out of house hunting. It’s about letting you shop with a little more clarity and a lot fewer surprises.

Know your numbers first. Then you can enjoy looking for the home that feels right.

Follow-up comment:
House hunting is a lot more fun when you already know what works for your budget. A little preparation upfront can make the whole experience feel much less overwhelming.

Being a little nervous about buying a home? Completely normal.

Big decisions rarely come without a few nerves. You might wonder if you’re ready, if you’re making the right move, or if you should wait until everything feels “perfect.”

Sometimes the next chapter starts before you feel 100% ready. Get the information, understand your options, and take it one step at a time.

You can be nervous and still move forward.

You’re almost at the closing table… now is the time to keep things simple.

Getting approved doesn’t mean the financial part of the process is completely finished. A new car loan, new credit card, job or income change, or an unexpected movement of money can affect the information your approval was based on.

That doesn’t mean you can’t make any changes to your life. It just means talk to your lender before you do. A quick conversation can help you understand whether that new move could affect your financing.

You’ve already made it this far. The goal now is to keep everything as smooth and predictable as possible until those keys are officially yours.
