New Appraisal Format begins November 2 -

Best Practices:

"You may see different report formats deal to deal. Some lenders switch on November 2, and some have extra time into spring 2027. That is normal during the transition."

"Appraisers are collecting more detail, so they may spend more time at the property and ask for more information."

"If the appraiser requests property info, getting it back fast keeps the file moving. This is where you make a real difference."

"If your deal is Closing in November, tell me early. I will confirm which format your lender is using to make the contract move quickly.

"Long term, more structured data should mean fewer revision delays. We are getting ahead of it together."

We just got a really significant reduction of our appraised value - our mortgage payment will drop. I highly recommend Chris Bawcom at North Texas Property Tax Services. I've used him for 20 years. It's an easy sign up for the 2027 tax dispute season.

According to a new analysis of 2024 Census data:

San Antonio is the most popular destination for Gen Z in the country, with a net migration of nearly 11,000 young people born between 1997 and 2012. The next city on the list is Washington, D.C., with nearly 9,000. Austin, Nashville and Dallas round out the top five.

For millennials, born between 1981 and 1996, Houston then Dallas topped the list, followed by Baltimore, Las Vegas and Atlanta.
