Today’s jobs report just made the mortgage-rate conversation a little more interesting… It’s your Friday Market Update!

The economy added 162,000 jobs in August, far more than expected, while unemployment remained at 4.1%.

That strength gives the Fed less reason to rush toward lower rates—especially after Kevin Warsh’s recent Jackson Hole comments emphasizing the need to get inflation back to 2%.

The latest 30-year mortgage average is now 6.71%, up from 6.66% last week.

But buyers, here’s what I want you to remember:

You don’t have to perfectly time the mortgage rate to make a smart home purchase.

Purchase price, seller concessions, closing-cost assistance and rate buydowns can all affect your monthly payment and the overall deal.

Monday Mortgage Myth…
🏡 Mortgage rates are too high to buy.

That’s one of the biggest myths I hear.

But here’s the question I want buyers to ask instead:

“What monthly payment can I comfortably afford?”

Because building wealth through homeownership isn’t about perfectly predicting when rates will hit their lowest point.

It’s about finding the right home, the right financing strategy and a payment that fits your financial life—then holding that asset long enough to build equity.

And today’s market has opportunities buyers should be paying attention to. More negotiating power, seller concessions and financing strategies can potentially make the overall cost of buying more attractive than simply looking at the interest rate.

You don’t have to predict the future.

You need a strategy that works for you today.

Waiting for mortgage rates to drop? Today’s Jackson Hole speech is a good reminder that there are still a lot of moving pieces. It’s your Friday Market Update!

Fed Chair Kevin Warsh made it clear that inflation remains a concern and that additional rate hikes are still on the table if inflation doesn’t move toward the Fed’s 2% target. Markets responded by increasing the odds of a September hike.

Meanwhile, the latest Freddie Mac 30-year average is 6.66%, essentially unchanged from last week.

My advice to homebuyers?

Don’t try to predict the perfect rate.

Focus on the payment, price and opportunity that work for you today.

If rates improve later, we can revisit your financing. But waiting for the “perfect” rate could also mean missing the right home or the right negotiating opportunity.

Ryan, our golden retriever Beatrice and I took a family road trip to Tulsa to visit friends and family, and it was the perfect little escape from the Texas heat—even if it was only for a day! ☀️➡️🌳

Beatrice is officially a pro road-trip dog now and absolutely loved getting out for a cooler morning walk at The Gathering Place. 🐕❤️

So thankful for weekends like this—good people, new places, family time, and a little change of scenery.
