I get asked a lot if these are the same thing. The appraisal protects your investment, while the inspection protects you from surprises.
Appraisal = Is the home worth what you're paying?
The appraiser looks at the home's value. They compare it to similar homes that have recently sold to make sure the buyer isn't paying significantly more than the property is worth.
How it helps the buyer:
-Helps prevent overpaying for the home.
-Can provide leverage to renegotiate if the value comes in low.
-Confirms the collateral for the home is in safe condition and is valued what the loan needs it to be.
Home Inspection = What's wrong with the home?
The inspector works for the buyer and looks at the condition of the home—roof, HVAC, plumbing, electrical, foundation, appliances, and more. They're looking for issues, defects, and maintenance concerns.
How it helps the buyer:
-Uncovers costly repairs before closing.
-Helps the buyer understand what they're purchasing.
-Can provide an opportunity to negotiate repairs or credits from the seller.
-Helps avoid unexpected expenses after moving in.
