This month, we celebrate PPR turning 19!

In 2007, our co-founders Dave Van Horn, John Sweeney and Bob Paulus set out to offer wealth building opportunities to individual investors while making a positive impact on the communities where we invest, live and work. That mission still guides everything we do.

It is also our north star for the next chapter we’ve been building. We recently launched three new funds, bringing our family of funds to four, and we are excited to head into our twentieth year with more ways for investors to work with PPR.

The fund builds Tommy's Express in high-growth markets and operates them toward a consolidated portfolio exit, in partnership with Olympus Pines, the franchise's largest operator.

They talked about how Dave's early work in non-performing loans, when the market had few buyers and no playbook, grew into a private capital network that does the job of a bank without becoming one. Dave also shares how to build buyer trust in an asset class with no track record and why he believes residential debt still works in a high-rate world.

Since Q4 is here, it's a good time to understand depreciation.

It's a non-cash deduction that lets real estate owners deduct a property's cost over time. Accelerated depreciation moves more of that deduction into the early years, which can help offset passive income. It starts when a property is placed in service, so timing before December 31 matters.

Results depend on your own tax situation, and deductions can be recaptured when a property is sold. Your CPA is the best place to start.

Two of our funds are structured with this in mind, the PPR Keystone Housing Growth Fund (invests in build-to-rent communities) and the PPR Opportunity Fund II (invests in car wash properties).
