Here is how you level the playing field:
First, understand why sellers love cash. It is rarely about the cash itself, but rather the certainty and speed. Your goal is not to become cash, but to remove the seller's fear of financing falling through.
Second, get fully underwritten before making an offer. Having an underwriter review your income, assets, and credit ahead of time makes your loan commitment almost as certain as cash.

Despite what the dramatic national news headlines might want you to believe, home values are absolutely not crashing in the Charlotte area.
