Julie Shank, NMLS 1733485 Spoiler alert: I’ve moved…a lot. Montana taught me how to drive any motorized vehicle on a snowy mountain pass, shoot guns, and withstand extreme temperatures.

mortgage + finance strategist
📍AR, AZ, CO, ID, OR, TX, WA

I help people make sense of mortgage and finance options without the BS, pressure, or one-size-fits-all advice. I was born and raised in Dallas, Texas before moving to the beautiful big skies of Montana for a couple of years in High School. I then spent a decade in Colorado, which taught me how to get better at driving in the snow, explore

the beauty of tiny mountain towns, and learn how to navigate single-motherhood. After graduating from the University of Colorado, my daughter and I found ourselves in the breathtaking Pacific Northwest. We spent 11 years in Olympia, Washington where we learned the joys of hiking the rainforested mountains, appreciating sunshine, and getting excited that “the mountain is out!” It’s also where I gave birth to my youngest daughter, where I became deeply entrenched in the military community, and where I became a loan officer. While my home is now back in the slow, country life of small town Texas, I spend many, many weeks every year in both Colorado and Washington. I have a deep passion for helping people achieve the dream of homeownership without regard to their income or social status. I’m like a dog with a hambone when helping my clients get the best home financing for their situation. Navigating mortgages, finance, and the home-buying process are far too often confusing and overwhelming, but they don’t have to be. I make it my personal mission to eliminate confusion and ensure a peaceful, educational process from the first phone call or text message to the closing table. There’s no shortage of loan officers or companies who will sell you on a loan. I’m determined to get you the RIGHT loan, of your choice, for your unique situation. Working in the mortgage industry requires a strong, powerful presence and a willingness to be relentless in the pursuit my clients’ goals. I vow to be an unparalleled ally in your corner. The process will be positive, educational, and always centered on you and your family. In the end, that’s what all of those years of experience add up to: learning how to take my clients from Point A from Point B, even if there’s no roadmap to get started. Everything is figureoutable.

The funny part is…I really wasn’t lying when I told him I wasn’t a salesperson. “Salespeople” generally give me the ick.

I don’t think that’s what this job should be.

I don’t want to convince someone to buy a house, sell them a loan, or do lending acrobatics to make the numbers say something they don’t.

I want to understand what you’re trying to accomplish, figure out what the options are, and help you achieve the actual goals you have for your life.

Turns out I did want to be a loan officer.

I just wanted to do the job radically different.

A mortgage lender’s stock price is not a housing-market vital sign, y’all.

Saying the housing market is about to collapse because UWM’s stock got hammered is kind of like saying groceries are in trouble because Walmart’s stock is down.

UWM can have a problem without American homeowners having a problem.

If you want to make a 2008 comparison, look at the things that actually made 2008 possible: leverage, equity, mortgage performance, foreclosures, and forced selling.

Different data = different conversations.

You don’t need to show up with epic credit, a fat bank account, or a color-coded homebuying plan.
If you did, what on earth would you need me for?

Call me when it becomes a goal or desire you’d like to explore (i.e. the messy questions, the timeline that currently consists of “maybe sometime next year-ish?”).
That is plenty.

Trust me…the people who start early aren’t more prepared.
They’ve simply given themselves the luxury of time—and time gives us room to investigate, strategize, move some puzzle pieces around, and avoid making expensive decisions in a well-intentioned-but-chaotic tizzy.

You bring me where YOU are NOW. We’ll figure out how to get where you want to go.

I gotchu.

Just out here saying words with an alarming amount of confidence. 😂

My sincerest apologies to Rusty Gates // Video Maker + Podcast Host for having to listen to my cackle on repeat while editing. 🥴🙏

Part of my daily conversations include people saying to me, “My credit score is ___.”
And me thinking, “Maybe.”

Because credit scoring is not nearly as straightforward as people think it is.

Annoying? Absolutely.
Important? Very much absolutely.

This is why I’m always going to care more about the data than the number someone screenshots from an app.

Different goal.
Different algorithm.
Different strategy.

We’ve got this.

The past 6-12 months have been quite the butterfly season for ya girl…filled with beautiful highs and intense, transformative lows. And I wouldn’t trade any of it for the woman I am today.

My 2nd Forward conference was even better than the first, and has only solidified my passion and overall fortitude toward growing even further - as a woman, mother, friend, business partner, and mortgage strategist.

I’m chompin’ at the bit to see where we’re at next year!
