The property already had something special, but Tj was one of the first to really see what it could become. 🐺

If you only looked at interest rates, you'd think the market was struggling.

The data says otherwise.

🏡 Detached home prices reached a new all-time high.
📈 Showing activity remains strong.
📉 Inventory appears to have peaked earlier than last year.
⚖️ Buyers have more breathing room—but sellers are still in a strong position.

Perhaps the biggest takeaway?

The market feels more balanced than it did a year ago.

Sellers no longer have all the leverage, but buyers aren't calling all the shots either.

It's a healthier market, and that's good news for everyone.

Pretty "after" photos?

Of course we love those.
But the before and after skips the part that actually matters.

Let's talk about Powers Road.

The seller inherited his childhood home from out of state, along with 40 years of belongings. It was a lot to carry.

We opened up the layout. Replaced the roof. Brought the pool back to life.

Then reality showed up. We listed right before Christmas. Backed up to a busy road. Market shifting under us the whole time.

We projected an ARV of $1.097M.
We listed at that number.
Sold to a VA buyer for $1.07M.

Did we hit our profit goal? No.
Did we get the seller moved on fast and finish 20 days ahead of schedule? Yes.

This one still worked out for the seller. That's the part we're proud of.
