Amendment 3 PASSED, Florida. 🏡

The homestead exemption on non-school property taxes jumps to $150K in 2027 and $250K in 2028. But the 2026 tax bills are already out, so your escrow would be built on the OLD, higher numbers.

Here’s the move for owner-occupied primary homes: waive your escrow, set that money aside yourself every month, and pay the lower bill when it arrives next November. On many conventional loans that works even with less than 20% down, and on some VA loans too.

Moving to Florida from out of state? Different rules apply to new residents, so ask me before you count on the bigger exemption.

Got a Loan Estimate and not sure if the points are fair? Comment ESTIMATE for a free second opinion.

Real talk: paying points doesn't mean your loan officer is ripping you off. I keep seeing that on social media and it's not the whole story.

Lenders only control Section A of your Loan Estimate. That's origination charges like lender fees, discount points, underwriting and processing.

What you pay in points comes down to your credit score, your loan program, your down payment, and how far you want to buy down your rate. A 780 score and a 720 score get priced differently. Same with FHA or VA at 580 vs 680.

Every rate has a cost. Lower rate, more upfront. That's how mortgage pricing works.

The Fed sets short-term rates. Mortgage rates follow the bond market, which moves on inflation and on what the Fed says about next time.

If you're closing in the next 30 days, let's talk about locking. If you're still shopping for a home in Cape Coral or Fort Myers, don't try to time the Fed.

First-time buyer? Don’t buy a money pit. 🕳️💸
Every home needs maintenance, so that part’s normal. But your first house shouldn’t come with a roof, A/C or water heater that’s about to need replacing. Those are the costs that blow up a budget.
Here’s what I’d do. Know your budget. Know your monthly payment. Know the full cost of buying. Then go buy.
Rates will change. Values will change. You can’t time the market, so buy when you’re ready.

Most buyers think they need 20% down. Most buyers are wrong, and some are renting another year because of it.

VA and USDA loans can be zero down. Zero. FHA starts at 3.5%, and some conventional loans for a first-time homebuyer start at 3%.

On a $367,000 home in Cape Coral, that's the difference between $73,400 and about $11,000.

Less down usually means mortgage insurance, so I'd run your full monthly payment with you first, before you decide anything. Still. You're probably closer than you think.

Would you pay an extra $8,000 at closing to save $200 a month? 🤔
Here’s the deal. On a $400K loan, paying 2 points ($8,000) took the rate from 7.625% to 6.875%. That dropped the payment from $2,831 to $2,628. About $203 a month saved.
Sounds great. But it takes around 3 years just to earn that $8,000 back. If you refinance before then, you lose money. A lot of people refinance in 3 to 4 years, pay closing costs again and start over on a new 30-year loan.
Bottom line: points can pay off if you plan to keep the loan. And the seller can pay them for you. 👀

Everybody in the comments told this couple NOT to buy. I didn’t agree with any of it. 👇
They’re paying $2,000+ a month in rent. They want a $325K home with 10% down. Here’s the deal:
✅ PMI with good credit and two borrowers? Could be under $40 a month.
✅ 7%+ vs. 6.5%? About $150 a month on this loan.
If $40 or $150 breaks your budget, wait. If your job’s stable, your income’s stable and you’ve got a down payment, there’s nothing wrong with buying.
