FHA Case Study 🏡

This Fischer Homes buyer originally planned to purchase with standard FHA financing and 3.5% down. The challenge was their monthly liabilities pushed the debt-to-income ratio too high for approval.

After restructuring the file, I switched the loan to an FHA Down Payment Assistance and strategically used the borrower’s earnest money deposit to pay down debt and improve qualifying ratios.

Result: The buyer is now officially under contract and moving toward closing.

Every deal is different. Sometimes it just takes creative problem-solving and the right loan structure to make homeownership possible!
