Higher interest rate environments can make it difficult to buy a home, but there are workarounds that can help provide payment and interest rate relief. One of our favorites is a 3-2-1 interest rate buydown.

A 3-2-1 buydown temporarily lowers the interest rate on your mortgage by 3 percentage points the first year, 2 percentage points the second year, and 1 percentage point the third yearโ€”providing significant savings in your first years of homeownership.

Letโ€™s say todayโ€™s note rate is 7%. In year one, your rate would be 3 percentage points lower than the note rate, or 4%. In year two, your rate would rise to 5%, and year three would be 6%. Years four and beyond would bring your rate up to the agreed-upon note rate of 7%, where it would stay for the remainder of the loan or until you refinance.
